Is Avery Ranch in Austin, Round Rock, or Cedar Park? Why the Address Confuses Everyone

Search for Avery Ranch online and you’ll see it called Austin, Round Rock, Cedar Park, and “Northwest Austin” — sometimes all on the same page. One apartment listing even calls it “the Cedar Park neighborhood of Austin.” So which is it? The answer changes your tax bill, your school district, and which rules govern your home.

The short answer

Avery Ranch is inside Austin city limits. It sits in the 78717 zip code, in Williamson County, and the mailing address says “Austin, TX.”

So why does everyone call it something else? Because Avery Ranch sits right where three cities meet. Round Rock is to the east. Cedar Park is to the west. Many homes are zoned to Round Rock ISD schools, and others to Leander ISD schools, which serve the Cedar Park area. People tend to name a place after the schools or the shopping they use, not the city line on paper.

I lived in Avery Ranch for 21 years and sat on its HOA board for 12 of them. I can tell you this question comes up with almost every new buyer — and the confusion costs people money when they don’t sort it out before they write an offer.

Here’s why it matters, in plain words.

1. Your tax bill says “City of Austin”

Your property tax bill is a stack of separate taxes. One line comes from the city you live in. In Avery Ranch, that line is the City of Austin — not Round Rock and not Cedar Park.

Each city sets its own rate. If you budgeted for a home using a Round Rock or Cedar Park tax estimate, your numbers will be off. The fix is simple: look up the exact address on the Williamson Central Appraisal District website, wcad.org. It lists every group that taxes that home.

2. Your school district follows your street

Avery Ranch is one neighborhood name split between two school districts: Round Rock ISD and Leander ISD. The line doesn’t wrap neatly around the edges. It runs through the middle, and on at least one street it splits the road itself.

That’s also why you’ll see home listings in Avery Ranch mention Leander ISD schools while the house next door is zoned to Round Rock ISD. Never assume a school from the neighborhood name. 3. “Avery Ranch HOA” is really four HOAs

Here’s the part almost no website gets right. Avery Ranch is one neighborhood name with four separately run HOAs:

Each HOA has its own dues, its own rules, and its own board. Two homes a few blocks apart can answer to different HOAs.

4. “Avery Ranch has a pool” — it has five amenity centers

You’ll often read that Avery Ranch has “a pool.” The real answer is five amenity centers: one in Morningside, one in Waters Edge, one in Glenfield, and two in Granite Shoals. Which one you’d use depends on where you buy. The condo communities under the master HOA have the same access.

What homes cost in Avery Ranch right now

Avery Ranch carries a price premium compared with Williamson County as a whole.

Read those together and the picture is clear: homes priced right sell fast, and homes that aren’t priced right sit. For a buyer, that explains why the market can feel slow and competitive at the same time.

What would the payment be? On a $585,000 home with 20% down at 7.40% (Freddie Mac, October 8, 2026), principal and interest come to about $3,240 a month. Taxes, insurance, and HOA dues come on top of that.

A simple checklist before you write an offer

When you know which city, which school district, and which HOA you’re buying into, you’re not guessing anymore. You can write an offer with confidence instead of crossed fingers.
