How do you find good investment properties?

The best deals often never hit the MLS. How I source opportunities:

  • Investor community, partnerships with wholesalers, investors, and property managers.
  • Distressed property leads, pre-foreclosures, probate sales, and motivated sellers.

What should I expect during the property search process?

I don’t directly manage properties, but I provide comprehensive post-purchase support:

Do you work with buyers, sellers, and investors all at the same time?

Yes, many clients fall into more than one category over time.

What happens after I book a consultation?

You’ll get a short video to watch beforehand (“Watch Before We Talk”), so our time together is focused and useful from the start.

How do you get paid, and will it cost me more to work with you?

Working with me costs you nothing extra. I’m paid through the standard real estate commission structure, typically 2.5-3% of the purchase price, paid by the seller. If the seller fails or refuses to pay the broker commission, the buying client pays the broker the remaining commission.

The value you receive: professional deal analysis and due diligence, negotiation that often saves more than the commission, access to off-market deals, guidance through inspections, financing, and closing, and post-purchase support. Many investors find a skilled agent pays for themselves through better prices, avoided mistakes, and time saved.
